There are a number of free apps out there that are geared towards real estate. By typing in your ideal location, budget and other specifics, you will be exposed to a variety of properties.While this may seem like the best way to go – it isn’t. When buying a home, leasing an office space or renting a location for your business, it’s best to hire an agent or broker.

1.) Apps Can't Establish the Personal Connection

Sure, using an app may give you an idea of what’s on the market and it may help you with your research, but using an app takes away from one of the most important elements of the real estate business.Apps are computer-generated programs that only deal with the logistics of your search. 2.) Apps Aren't Your Advocates and They Don't Know Everything

A broker is there to answer all of your questions and to be a guiding hand through each step of the process. They will find properties that may not even be listed. Not only will they deal with the majority of the brunt work, but they also act as your advocate. A broker is there to make sure you are staying within a budget as well as working with you to ensure the safety of your investment.

An app can’t assist you with all of the finer details. You are simply typing information into a system that spits out information. As we mentioned, apps can be helpful when you are doing your research, but they won’t be there to answer all of your questions or to help you when things go wrong.

Investing in a property is a large undertaking. Saving money by using an app, or simply doing everything on your own, is not the way to go.

Instead, do your research to find the perfect broker for you. There is one out there, right now, waiting to help you. An app won’t be able to listen to your concerns, work with you through your budget, or negotiate the terms on a lease.
